PENERAPAN VALUE STREAM MAPPING UNTUK OPTIMALISASI SIKLUS PEKERJAAN STRUKTUR PADA PROYEK GEDUNG BERTINGKAT (STUDI KASUS: GEDUNG BCD)

Abstract

Proyek konstruksi gedung bertingkat kerap mengalami keterlambatan akibat dominasi aktivitas yang tidak bernilai tambah (non-value adding). Penelitian ini mengkaji paket pekerjaan struktur atas pada proyek Gedung BCD yang dikerjakan oleh PT XYZ, di mana ditemukan deviasi jadwal penyelesaian pekerjaan sebesar –2,47% dengan keterlambatan akumulatif mencapai 17 hari. Metode Value Stream Mapping (VSM) diterapkan untuk memetakan alur kerja aktual melalui Current State Mapping (CSM) serta merancang alur kerja target yang lebih efisien melalui Future State Mapping (FSM). Data penelitian diperoleh dari observasi lapangan, wawancara semi-terstruktur, dan dokumentasi proyek pada lima zona struktur yang mencakup pekerjaan bekisting, pembesian, dan pengecoran. Analisis awal pada CSM menunjukkan total waktu siklus eksisting sebesar 176 jam yang terdiri dari aktivitas Value Added (VA) 63,64%, Essential Non-Value Added (ENVA) 23,86%, dan Non-Value Added (NVA) 12,50%. Aktivitas menunggu (waiting), kesalahan elevasi (defect), dan pemotongan ulang (excess processing) teridentifikasi sebagai sumber utama inefisiensi. Implementasi FSM melalui strategi digitalisasi koordinasi gambar kerja dan metode prefabrication tagging berhasil menurunkan siklus pekerjaan struktur (floor cycle) secara signifikan dari rata-rata 11 hari menjadi 6 hari per zona. Reduksi ini menghasilkan peningkatan efisiensi total sebesar 55,7% serta potensi percepatan topping off. Hasil penelitian ini membuktikan bahwa VSM sangat efektif sebagai alat perencanaan dan optimalisasi pekerjaan struktur pada proyek gedung bertingkat.
